We trace pre-1940 villas to their original architects — Smith, Soule, Craig, Riggs — and document the evidence in a bound monograph. Verified attribution typically adds 7–14% to value.
We photograph every villa at three light hours — 7am for the eastern wall, 11am for the patio, 5pm for the citrus court. The brochure shows the house in the light it was designed for.
